‘Poes House’ located at Chennai is a residential project developed by Lancor Developers.
Location :- ‘Poes House’ is located at No.64 , Poes Garden , Chennai.
Specifications :-
Structure :-
Exclusive RCC framed structure with RC foundations conforming to BIS. Anti-termite treatment will be provided as per BIS for the complete building. Walls will be constructed using bricks set in cement mortar. 9” thick brick wall for the outer wall and 4-1/2” thick brick wall for the internal partition wall. All brickwork edges are protected with GI strips and plastered. Ceiling height will be maintained at 10’ clear.
Wall Finishes :-
The Internal walls will be finished with cement plaster and wall putty (JK or equivalent) and Tractor emulsion or equivalent. The toilet walls will be finished with glazed ceramic tiles subject to a limited choice of colors of suitable size upto the roof / false ceiling height. Trims and profiles in PVC will be used to protect the edge of the ceramic tile. The Kitchen and other areas will be finished with Cement Plaster and Cement Paint. Wash area will be finished with ceramic tiles. 2′ above the kitchen platform will be finished with glazed ceramic tiles as specified by the Architect. Exterior faces of the building including the balconies will be finished with the cement plaster and emulsion paint. - Asian paints (APEX) or equivalent.
Ceiling :-
The Ceiling areas of living , dining , bedrooms and balconies will be finished with Cement plaster & wall Putty (JK or equivalent) and painted with Tractor Emulsion or equivalent / OBD Paint. Ceiling areas of toilets , kitchen and other areas will be finished with cement plaster and cement paint.
Floor Finishes :-
The Living & Dining will be finished with Marble slabs and Bedrooms will be finished with vitrified tiles of RAK or equivalent, as specified by the Architect. The Kitchen , Utility , Balconies & Toilets will be finished with ceramic tiles of suitable size with 4′ high skirting using the same tiles matching the floor.
Common Area Finishes :-
Staircase & lobbies will be finished with vitrified tiles of RAK or equivalent. Staircase walls will be finished with suitable ceramic tiles. Car parks will be finished with Granolithic flooring. Driveways will be finished with Cement tiles.
Doors & Windows :-
Entrance door :
The entrance door is exclusive Teak wood frame with 45mm thick Masonite Craft master shutter from ‘Kuttys’ - polished with melamine on both sides. Godrej ultra lock will be provided.
Bedroom Doors :-
Teak wood frame with 30mm thick Masonite Craft master shutter from ‘Kuttys’ with Godrej cylindrical locks and finished with enamel paint on both sides.
Toilet Doors :
The toilet doors have exclusive Teak wood frame with 30mm thick Masonite Craft master doors from Kuttys’ with Godrej Cylindrical locks or equivalent finished on both sides with enamel paint and Plastic coated on one side.
Windows :
The windows have Teak wood frame with shutters on both sides polished will be provided in all rooms. Kitchen will have sliding windows. Painted MS grills will be fixed on the inner side.
Kitchen :-
The kitchen Counter top Platform finished with 20mm thick granite slabs / corian (dupont) 2′ wide at a height of 2′ 9′ from the floor level and provided with Carysil / Stainless Steel 1.5 Bowl sink. Sink mixer will be provided. Wash area will have Carysil / Stainless Steel Single bowl sink and provision for fixing Washing Machine.
Provision for fixing an Exhaust fan , Ceiling Fan , Microwave , Fridge , Mixer , Grinder , Chimney and Aqua guard will be made.
Toilets :-
All sanitary ware will be of Hindware / Parryware or equivalent make - White Color.
Wall mounted Constellation/equivalent closets will be provided in all toilets. All toilets will have Wash basin with granite counter top / new range of Hindware Wash Basins, as decided by the Architect. All toilets will have provision for connecting a Geyser.
All CP fittings will be of Parry / Jaquar make or equivalent. Shower partitions using Dorma fittings or equivalent will be provided in Master and Children’s Toilet.
Wall mixer with an overhead shower will be provided in all toilets.
Bedroom :-
Bedrooms will be provided with a loft on one wall and space for wardrobes.
TV and Telephone points will be provided in living and all bedrooms.
Electrical :-
The electrical fittings includes — Concealed insulated copper multi-strand wires in all apartments. Each apartment will be provided with a distribution board having MCB’s.
All switches & sockets are of Crabtree / equivalent make.
Lift :-
The building served by a SIX passenger lift from KONE or equivalent make with automatic doors.
Power Supply & Generator :-
3 phase power supply with 100% generator backup (with manual changeover) for the Apartment and the common area’s will be provided.
Compound Wall :-
5′ high compound wall will be provided.
Landscaping :-
Adequate landscaping will be provided as per architect’s design.
Water :-
Bore well will be provided. One under ground RCC sump of adequate capacity for metro water, with Hydro-pneumatic system for supplying water will be provided.
